Pittsburgh Ranks Among Just Five Major U.S. Metros Where Luxury Homes Still Sell for Under $1 Million (Live in Pennsylvania )

PITTSBURGH, Pa. — Buyers searching for upscale homes without the multimillion-dollar prices found in many large U.S. cities may want to take a closer look at Pittsburgh.

The Pittsburgh metropolitan area is one of only five major U.S. housing markets where the median luxury home still sells for less than $1 million, according to housing-market data reported by Redfin. The finding reinforces Southwestern Pennsylvania’s reputation as a comparatively affordable destination—even at the upper end of the real estate market.

In Pittsburgh, the median sale price for a luxury home was approximately $904,202, well below the national luxury-home median of about $1.37 million. Redfin defines luxury homes as properties within the most expensive 5% of their respective metropolitan markets. 

Pittsburgh Offers Luxury Buyers More for Their Money

For relocating executives, entrepreneurs, remote professionals and retirees, Pittsburgh’s luxury market may provide access to larger homes, historic architecture, substantial lots and desirable neighborhoods at prices that would purchase far less in many coastal metropolitan areas.

Depending on the community and property, buyers may find high-end homes featuring renovated interiors, custom kitchens, home offices, outdoor entertaining areas and proximity to employment centers, universities, hospitals and cultural attractions.

Luxury properties can be found throughout the region, including established communities in and around Sewickley, Fox Chapel, Upper St. Clair, Mt. Lebanon, Peters Township and parts of Pittsburgh’s East End.

Although individual prices vary considerably by location, condition and amenities, Pittsburgh’s overall luxury threshold remains notably lower than those of many competing metropolitan areas.

One of a Shrinking Number of Affordable Luxury Markets

Pittsburgh’s position is increasingly unusual.

The number of major metropolitan areas where the typical luxury home sells for less than $1 million has fallen from eight to five over the past year. Detroit, Cleveland, Cincinnati and San Antonio joined Pittsburgh among the remaining sub-$1 million luxury markets. ⁠

Several previously affordable luxury markets—including Indianapolis, St. Louis and Columbus—have now crossed the $1 million mark as high-end property values continue to rise.

That trend makes Pittsburgh stand out as luxury housing becomes more expensive across much of the country.


Luxury Prices Are Still Rising in Pittsburgh

Pittsburgh’s luxury market may be affordable by national standards, but it is not immune to price growth.

The region’s median luxury-home price increased approximately 6.1% year over year, exceeding the national luxury-market increase of 4.7%. 

The increase suggests that demand remains healthy for the area’s most desirable homes. It also means buyers considering a move to Southwestern Pennsylvania may not want to assume today’s relative affordability will remain unchanged.

Nationally, luxury-home demand has remained stronger than activity in many lower-priced segments of the housing market. Affluent buyers are generally less sensitive to elevated mortgage rates, and many purchase properties with cash or use other financial assets to fund their transactions.

Housing costs are often among the most important considerations for individuals and families deciding where to relocate.

Pittsburgh offers access to major employers, nationally recognized universities, leading health care systems, professional sports, museums, restaurants and outdoor recreation. Buyers who sell homes in more expensive metropolitan areas may be able to purchase larger or more distinctive properties while retaining more of their equity.

As luxury housing prices continue to climb nationally, Pittsburgh’s combination of amenities, neighborhood character and comparative affordability could attract more out-of-state buyers searching for an upscale home in Pennsylvania.
