Scranton/Wilkes-Barre in northeastern Pennsylvania is gaining attention as one of the most desirable U.S. metro areas where buyers can still find homes priced below $300,000.

As housing affordability tightens across much of the country, the Scranton/Wilkes-Barre metro stands out for offering relatively low home prices while maintaining access to jobs, recreation, and major East Coast cities.

Home Prices Still Within Reach

In January 2026, the median list price in the Scranton/Wilkes-Barre metro was $259,900, according to housing market data. While prices have risen significantly since 2020, when the median list price was $149,900, the region remains far more affordable than many metropolitan areas in the Northeast.

The area’s median household income is $49,531, helping keep the price-to-income ratio manageable for many buyers compared with more expensive cities.

Affordability Compared With Philadelphia

Housing costs in Scranton are considerably lower than those in Pennsylvania’s largest city.

“Home prices in Scranton run about 20% to 35% lower than in Philadelphia,” says Denise Supplee, a Pennsylvania real estate agent and co-founder of SparkRental.

That affordability gap is attracting buyers seeking more space or lower housing costs while remaining within driving distance of major job markets.

Economy Anchored by Health Care and Education

Scranton’s economy is increasingly supported by health care systems, colleges, and universities, which provide stable employment opportunities in the region. These sectors help anchor the local economy while supporting continued population interest.

Access to Major Cities and Outdoor Recreation

Location is another draw. Philadelphia and New York City are each within a few hours’ drive, making the metro appealing for remote workers or residents who occasionally commute to larger urban job centers.

The region also offers easy access to outdoor recreation in the nearby Pocono Mountains, including skiing, hiking, and other year-round activities.

Small-Town Feel With Regional Amenities

Beyond affordability and location, many buyers are attracted to the area’s smaller-community atmosphere compared with larger metropolitan areas.

Combined with relatively affordable housing, access to nature, and proximity to major cities, the Scranton/Wilkes-Barre metro continues to emerge as an appealing option for homebuyers seeking value in the Northeast housing market.
